Complex Permitting In a Dynamic Urban Environment

Burnham Nationwide played a pivotal role in transforming the former single-tenant office building at 801 South Canal into Canal Station into a revitalized workplace hub in Chicago's South Loop. This transformation was not just a physical renovation but a comprehensive strategic effort to navigate complex permitting challenges and meet elevated building codes, ultimately leading to a successful redevelopment for the client, 601W Companies and Telos Group.

The Challenge: Navigating Complex Permitting in a Dynamic Urban Environment

In early 2021, the project to reposition the 6-story, 850,000-square-foot building began. The transformation required a multifaceted approach to secure a variety of permits essential to comprehensive renovations both inside and out. The building permits were secured via the Developer-Design-Builder System (DDS). These included:

  • Interior Demolition Permits for levels 1-5
  • Bridge and Driveway Permits to ensure seamless access and transportation flow since Canal Station is positioned so close to the river. These permits are required when the structure is 50 feet or less from the bridge
  • Repair/Replacement Permits to rename floor levels in accordance with new designs
  • Street Closure due to the exterior work that was done

These permits were critical pieces for the building's refresh into a modern, multi-tenant facility with enhanced amenities like a fitness center, outdoor terraces, and a revamped lobby. However, the project faced the challenge of conforming to the City of Chicago's stringent building regulations and elevated energy code standards. This presented a significant hurdle that required expert navigation to avoid project delays and ensure compliance.

Strategic Permit Management and Compliance

  1. Thorough Site Condition Assessment and Permit Strategy:
    Burnham Nationwide conducted an exhaustive review of the site conditions and regulatory requirements. By understanding the unique aspects of Canal Station's location within the Old Post Office District, Burnham was able to develop a tailored permit acquisition strategy that addressed all necessary approvals from the City of Chicago.
  2. Integration of Elevated Energy Code Standards:
    To meet the new energy efficiency standards, Burnham integrated sustainable design practices into the renovation plans. This included enhanced insulation, energy-efficient windows, and smart HVAC systems, ensuring the building not only complied with but exceeded the city's energy requirements.

    Burnham maintained effective communication channels with city officials and stakeholders throughout the permitting process.   • Expanded Natural Light: Doubling the size of windows to flood the office spaces with natural light.
  • Enhanced Amenities: A new fitness center, tenant lounge, and outdoor deck to meet the needs of diverse tenants.
  • Improved Access and Convenience: Nearly 400 parking spaces and proximity to retail and transit options, providing tenants with unparalleled accessibility.

These improvements have not only repositioned Canal Station as a desirable location for a wide range of industries but also significantly increased its value and appeal in the competitive Chicago real estate market.
